We would highly recommend Tim for your real estate needs! Tim listed our estate home in Hot Springs Village knowing that both co-executors were 800 miles away. He confidently told us at our first meeting that we would not need to return to complete the sale. Tim took care of everything!! From leaf removal to assisting the auctioneer for estate sale even personally made sure the home was cleaned before closing! He kept in close contact with us throughout the whole process. He has a strong social media presence. Tim was recommended to us by our estate attorney.

We met Tim and his wife by chance at a restaurant during our visit to Hot Springs. We were just beginning our decision process to buy a lake house. The next morning Tim spent 9 hours showing us all the options and giving us a good feel of where we wanted to begin looking.After several house hunting trips and a few starts and stops, we closed on our lake home last week. Tim was thoughtful and understanding and was always informative without pressuring us. It was a fantastic experience!

Tim is one of the very helpful realtor agent I have dealt with, we were just soaking our feet in AR and had to move. Over the years we have used many realtors, but we have never found one as good as Tim. Many times, late into the evening, he would contact us with updates as he was talking with potential buyers late into the night. We contacted Realtor Tim Metcalf to show us some properties and give us some local insight during our visit over the Thanksgiving Holiday 2022. Even though it was the start of the Holiday Season Tim accommodated all of our needs while helping us search for a new home. Tim was right on point with his recommendations and steered us to the home that was perfectly matched to our list of wants. He successfully negotiated a good deal as well, which resulted in our having immediate positive equity after the home purchase. Tim guided us through the process of closing with a constant stream of communication and kept us on track for a closing date the day before New Year’s Eve. After closing he provided us with an extensive list of reputable and recommended contractors and tradesmen that will keep our home looking beautiful and functioning well for years to come. Lastly, Tim Metcalf is a man of his word which we appreciate most of all. We are very pleased!

We chose Tim to help us find a home and are so glad that we did! As Texas residents who had not previously visited Hot Springs, Tim invested time on day 1 to educate us about the greater area. On day 2, he took us to tour a handful of properties and again provided valuable insight. This time relative to our inquiries about terrain, construction, taxes and other such topics; each of which are a bit different from what we’re familiar with in TX. We found “the house” that day after touring just 4 homes! Tim is good at what he does. He was able to narrowly pinpoint the home for us, helped secure favorable contract terms and continues to act our behalf arranging and facilitating several local contractor meets. We are really thankful to have chosen Tim as our Realtor. He’s done all he can to make things easier for us as we prepare for our move across state lines and he’s a nice man to boot. Thank you, Tim!

Tim has been available at any time for advice and suggestions in dealing with our unique situation. He has been more of a go between agent for our particular needs than just a realtor listing properties. From lining up an auctioneer, finding home cleaning services, car detailers, trash pick ups, plumbers etc. Tim has gone way beyond what we expected and we feel we not only got a great agent but a new friend as well.
